Teresa,

I rent a condo in Germantown from this nice old lady, who is a friend of my mother's. Last week a lady I work with asked me if I wanted her huskie puppy, six months old. She was moving out of the area and unable to take it with her. I said yes, considering her circumstances, I couldn't see her taking the puppy to the pound. Well, I went to work Monday leaving the puppy home alone and what I thought, shut up in the bathroom. Well, somehow this puppy got out and had torn two holes in the wall-to- wall carpet. I can place a throw rug over the holes, but I am worried about what will happen to me when my landlord finds out. What do you think?

Dear Help Me,

You need to let your landlord know. Tell her it was an accident. You are, however, still responsible to leave the condo in as good a condition as you moved in. You risk losing your security deposit if you move out with the rug torn up. Your security deposit will be used by your landlord to repair what has been damaged. If the repair cost is only part of your deposit, and the rest of the condo is in good condition, then some deposit money will be returned to you. If you plan to stay where you are for a while, I suggest you work out a solution with your landlord to get the carpet replaced at your expense. Who knows, depending on where the holes are, maybe just a small section needs to be replaced. Your landlord should be able to tell you where the carpet was purchased and/or maybe a chunk of remnant carpet is being stored somewhere. Your landlord will respect you for being upfront and honest.
