8 Steps To Buying Your Home
The steps to buying a home, town house, condo, or farm in Maryland can seem like a simple process, but as in most cases, the challenge is in the ability to make a sound offer and keep all the pieces of the contract held together until closing. There are a lot of time deadlines involved in securing financing, obtaining home inspections, getting septic systems checked out, radon inspections, termite inspections, etc. and there are a lot of disclosures buyers need to be aware of, by the selling agent. It takes a ton of savvy to hold a deal together and to keep it together. This is where I, as your Buyer's Agent, can be of help.
Step 1. Making the big decision
There are many justifications for buying your new home, many are logical and emotional. Logically the tax savings can be substantial and the possible investment value is important, too. Maybe you want to change locations, move to a larger home or maybe you wish to downsize. Emotionally the pride of ownership makes the desire to purchase that much stronger.
Step 2. Are you ready to buy?
How much is your present home worth? What profits can you expect through the sale of your existing home? How much of a home can you afford? How much cash do you have to put as a down payment? How much will your loan payment be on a house you are considering to buy? What financial institution can offer you the best financial assistance? All these questions can be answered with my help, as a professional real estate buyer's agent.
Step 3. Get pre-approved for a loan
Ask your local mortgage lender to approve your loan. If you qualify you can obtain a Lender's Letter, which when submitted with your offer to purchase, can be a strong statement when you are bidding against other would-be-buyers that want the same home as you.
Step 4. Work with your buyer's agent
As your agent, I will research the MRIS database to find active listings which fit your housing needs and also fit your budget. Once targeted, I will show you the homes that you find appealing.
Step 5. Negotiate and make an offer
Allow me to evaluate and help you in making an offer. I will know the market conditions and coach you in areas of offering price in relation to your affordability and market conditions.
Step 6. Enter Escrow
In the state of Maryland the transaction will be placed within an escrow whereby the escrow company will act to work with the many parties that are involved in a transaction. These could be: title, lender, pest control, home warranty, etc. I can help coordinate these parties along with escrow to help move your escrow along.
Step 7. The closing
I will be with you every step of the way, even attending closing with you and offering my assistance in handling any questions or concerns you may have. I will ensure a smooth transaction throughout the whole process.
Step 8 Referrals
Congratulations, the house is yours and now it is moving time! Realtors always appreciate referrals from satisfied customers, and I will ask for your assistance in referring anyone you know, presently or in the future, who is interested in buying or selling a home in Maryland.
